New Subdivisions, Acreages, or Large Parcels

Hagen Surveys has been providing survey services to home builders for over 50 years. We put that experience to work for our clients to assist throughout the design, permit and construction process. We have put together a standard builder’s package to keep the process as time and cost efficient as possible.

Our standard Residential Builders Package includes a Plot Plan, one-time Stakeout and a Real Property Report any time after the new foundation is in, generally within a year of the stakeout. New subdivision and acreages apply.

Residential Builders Package Includes:

A Plot Plan is required by the municipality in order to obtain development and building permits.
A Stakeout of the dwelling and garage (one-time). The placement of nails and lath on site for excavation and cribbing purposes.
A Real Property Report shows the location and configuration of structures on the lot, new or existing, for compliance purposes. Real Property Reports are also usually required by lenders if development is being financed.

Additional Services Include:

Building Pocket. A drawing indicating the buildable area of the lot.
Grade Staking. An optional service to assist with landscaping and drainage.
Final Grade Certificate. Usually required by the municipality to approve lot grading.
Fence line or property line staking.

Mature Neighborhoods (Infill Developments)

In addition to our standard residential building services, we specialize in infill building services. Our Infill Builders’ Package for a single family dwelling or semi detached housing includes:

Site Plan prior to the plot plan to provide a designer for design purposes showing the lot outline, geodetic lot corner elevations, Block Face, neighboring window locations and ghosted outline of existing buildings which can also be used to obtain demolition permits.
Plot Plan showing all of the information shown on the site plan as well as the proposed new structure and finished grades.

Stakeout (one-time). The placement of nails and lath on site for excavation and cribbing purposes.
Real Property Report showing the new structures in their as built location for compliance. Real Property Reports are also usually required by lenders if a development is being financed.

Additional Services Include:

Stake on Footings. An optional service entailing marking the position of the foundation walls on the poured footing to assist with compliance.
As-built of existing foundations or structures to supply peace of mind that the constructed position of a foundation meets the municipalities setback requirements.
Grade staking. An optional service to assist with landscaping according to the Proposed Grading Plan.
Final Grade Certificate. Required by the City of Edmonton to approve the finished grading.
Fence line stakeouts.

Triplex and fourplex projects are processed in much the same manner with the exception that the City of Edmonton requires that the Proposed Grading Plan be provided by an engineer. Please contact Builders’ Services for current pricing and/or more information concerning any of these products.
